Asphalt shingle roofing is a great option, but like anything, it has an end. They are subject to damage, especially after events like a wind or hailstorm. Architectural shingles have a long life span, but it is still important to stay on top of maintenance and making sure that everything is working properly. When it comes roofing (in general), it is good to have a professional check out your roof at least once a year or every two years. You Have Granules Missing from the Shingles
It is a good idea for starters to check that your granules are still intact and not missing from your shingles. Granules are the particles of (crushed) rock, slate, porcelain, or tile that is used as surfacing for asphalt shingles. Granules give shingles the ability to shed water. They have other benefits as well, including UV resistance and fire resistance. Granules are important, and having missing ones can have later consequences.
When looking for any granules missing from your shingles, it may be difficult to spot. But one way to determine it is that you can see patches start to develop. The patches will be lighter or darker, depending on the color of the underlying shingles. It is also important to check your gutters to see if granules are accumulating in them. If so, it is time to consider taking action and get your roof repaired or replaced. The loss of granules could occur during a storm and is something to check for, especially after a storm happens.
The loss of granules can happen over time, but if a lot are missing, the asphalt loses its UV protection. You may not notice your roof leaking immediately (as the asphalt breaks down), but it will happen. Then, the shingles will start to wear out.
Your Shingles Start to Curl
Another thing to look at is whether or not your shingles start to curl. When asphalt starts to wear, it dries out and shrinks. This is a continuation of the loss of granules, leaving your asphalt without UV protection. As the asphalt begins to shrink, the shingles start to curl. The shingles are no longer protected (or not as well) and begin to wear faster and become more brittle. If heavy winds occur, the shingles are more likely to blow off. If you notice that your shingles are curling, that is a good sign that your roof is near repairs.
Moss
Moss happens (here and there), but if you spot it quickly and clean it off, you save yourself from damage. If moss gets out of hand, problems occur. The moss will damage your shingles, and like the other signs, show that repairs are on the horizon.
You Have an Aged Roof
Repairs are usually beneficial. But what if it is better to replace your roof altogether? Age starts to kicks in, and your roof may not be as strong as it used to be. If your roof is near 20 years old and experiences leaks, it’s time to hang it up. If this describes your roof, it is time to get a new asphalt roof and start fresh. The replacement could benefit you in the long run.
